Individual NA (non-agricultural) plots within a surveyed layout at Karnala, near Panvel. The layout has 385 demarcated plots arranged across three terrace levels, each with a defined area and boundary. You buy a specific numbered plot, not an undivided share.
The all-in figure shown in the master plan includes land value, GST, registration, stamp duty, club house charges and legal charges. Construction, boundary walls, utility connections and ongoing maintenance are separate and are borne by you. Rates are indicative and confirmed at the time of booking.
They are terraces at different elevations. Level 1 is the ground terrace at ₹2,800/sq.ft with the easiest access. Level 2 sits above at ₹3,800/sq.ft. Level 3 is the top terrace at ₹5,000/sq.ft, with the longest views and the largest parcels. Rate differences reflect elevation, outlook and position within the layout.
Ask for the 7/12 extract, NA order, approved layout plan, title search report and the plot-specific measurement. We will share these for any plot under discussion. Please have them reviewed by your own advocate — do not rely solely on documents provided by any seller or marketing partner, including us.
Yes, and you should before committing. Site visits are arranged on weekdays and weekends. Walking the actual plot, checking access and seeing the terrace level matters far more than any rendering or plan.
Land is illiquid — selling can take months and depends on finding a buyer for that specific plot. Appreciation is not guaranteed and depends on infrastructure timelines that are outside anyone's control, including the airport programme. Plot resale markets can be thin. Buy only what you can hold comfortably, and treat any projected return as an opinion rather than a commitment.
